INTELLIGENT 3D MODELLING

BIM (Building Information Modeling) is an intelligent 3D model-based process that gives architecture, engineering, and construction professionals the insight and tools to more efficiently plan, design, construct, and manage buildings and infrastructure. At SMC we believe that working to BIM level 2 within a common data environment to that of our specifiers enables better collaboration and communication, and enhanced preconstruction project visualisations.

 

The project

This redevelopment project saw the demolition of all existing buildings at Dovehouse Street, London to provide an all new, bespoke signature scheme. The new development has the look and feel of a prime residential scheme, with a high-quality extra care facility (planning use class C2) providing nursing and personal recuperative care services. The development provides a genuine and state of the art extra care facility within the Royal Borough of Kensington and Chelsea, which will cater for elderly residents with care needs.

 

The development has 55 private residences with one-bedroom and two-bedroom apartments, designed to an exceptionally high standard, crafted to reflect residents’ expectations of uncompromising quality and finishing.

 

The interiors have been crafted by Richmond International, designers of landmark London hotels such as The Langham and The Beaumont, using their signature approach of creating authentic, inspiring and, above all, comfortable spaces. Echoing the classical Georgian architecture of the area, the spacious and contemporary interiors are bathed in natural light and exude a relaxed elegance, with timber panelled walls, cool marble floors and fabulous furnishings throughout. Depending on the preferred aspect, apartments have views over either the eclectic Chelsea streetscape or the private garden, with some benefitting from balconies or private courtyards. (Source: www.housingcare.org)

 

SMC – Technology and Security consultants

SMC were appointed as the technology and security consultant by the developer, Auriens, at RIBA stage 3. The initial BIM strategy and BIM execution plan was developed by the appointing party – Auriens – and the lead appointed party – PDP architects. SMC were engaged as a BIM appointed party within the BIM task team.

 

We worked within the projects common data environment to provide a technical design to RIBA stage 4 including BIM Level 2 deliverables with a LOI (level of information), LOD (level of detail) and COB i.e. data as defined in the BIM execution plan and as in accordance with BS EN ISO 19650 parts 1 and 2.
