The development at 3-10 Grosvenor Crescent, London, is a magnificent revival scheme of 8 Grade 11 Star listed houses. Originally designed by Thomas Cundy in the 1820’s and formerly the home of the British Red Cross, these beautiful white stucco houses have been returned to their former splendour with the creation of 15 stunning homes with underground parking.
The brief was to create the best of the new world working in total harmony with the grandeur of the past. That meant offering the latest cutting edge technology discreetly and sympathetically married with the Grade 11 Star listed interiors. Belgravia is amongst the most desirable places in the world to live, attracting the most discerning and exacting P purchasers. Our scheme had to meet the demand of these clients both from a communal infrastructure point of view, as well as offering a the highest level of flexibility to meet personal requirements. Working within the confines of the Grade 11 Star listed building from the 19th Century was extremely challenging. Many of the interior staircases, ceilings and walls, all with ornate plasterwork and fine detailing, had to be preserved. Our scheme delivered the highest number of features within the context of very tightly defined spaces. For this reason we were looking for a flexible infrastructure and decided that we would focus on providing integrated IP-networkable digital systems wherever possible.
We pre-wired throughout using a composite cable and used a fiber based TV distribution system throughout the building to minimize cable runs. Satellite services from Astra and Hotbird are provided with an option to add a further foreign satellite services to all apartments. Each apartment is fitted with Crestron touch panels as standard, reflecting the extremely high quality of these apartments. The touch panels form an integral part of the building services infrastructure as they manage the light and access control, and heating/cooling in the apartments. They can be upgraded by the purchaser to control their AV systems or other electronics. Lutron Homeworks is fitted in each apartment giving tremendous flexibility in mood and light scene setting. Lutron SeeTouch keypads are used, which incorporate lighting, HVAC, shading and AV source switching and volume control from a single double-gang keypad. Each apartment is pre-wired for multi-room audio back to local head ends, the system is flexible enough to allow local players or a centralised system. This gives significant flexibility at different price points in the choice of audio system the client can use. In formal areas where ceiling speakers or other built-in speakers cannot be used due to the Listed interiors, speakers are cleverly hidden in free-standing cabinetry with speaker points discreetly mounted behind.
